Spectacular Modern Farmhouse with separate idyllic guest house and luxury pool house combination overlooking the conservation land and meadows of Katama Farm. Magnificent sunrises and sunsets abound.
The property consists of a 4-bedroom, 4-bathroom main house and a guest house which, combined can accommodate 14 people to sleep comfortably.
This modern farmhouse and guest beach house offer the perfect setting for extended families or groups of friends. Spend the day outside in the resort-like pool and hot tub. At night, relax as you listen to the waves of South Beach or look up at the starry night sky.
With numerous outdoor decks and showers, an indoor gym, and walking paths around the farm and through the neighborhood, you need not leave Katama. Nonetheless, the quaintness of Edgartown is only a few miles away, with easy access to the entire island via the bike path and public transit. Both are available at the end of the road.

Views:
Behind the house, a landscape of 160+ acres of protected land is ever-changing. It’s a bird watcher’s paradise and not uncommon to see cows or deer.

Beach
Hear the lull of waves at high tide from the decks and/or walk or bike the quarter mile to South Beach.
Outdoor Activities
Hit tennis balls against the backboard behind the garage or ride your bike on the paved bike path, three miles to town. Walk along a dirt path and back roads, or ride a bike to a boat launch a mile away. There, you can paddle board or even go clamming! Walk around the farm fields behind the house. Volleyball, pool ping pong, cornhole, and super-sized Connect Four, are among the many activities available on site.
Accessibility
Walk to the beach, bike to Edgartown Center, or catch the public bus at the end of the dirt road, for access to the entire island. Walk to the Winnetu Resort for coffee, lunch by their pool, or drinks and dinner overlooking the ocean.
Cooking
Cook or bake in the gourmet kitchen while looking at the farm fields through the wall of oversized windows. Grill or make homemade pizza in the outdoor kitchen, or have sunset drinks, looking west over the fields at the vibrant sky.
Rest and Relaxation
It’s equally special to sit on the screened-in porch or one of the many decks and patios, listening to the sound of the water falling from the spa into the pool, while reading a book or even taking a nap.
HOME GYM: Use the Peloton, balls, bands and kettlebells. Pilates equipment is available to guests interested in virtual instruction by the homeowner – a longtime Pilates instructor – or a referred instructor.
AV: Enjoy surround sound throughout the main house and outdoor space. Use the oversized TVs to watch your favorite shows streaming on Netflix, Amazon, YoutubeTV, or Apple TV.
Pool Note:
Pool is heated to 81 degrees and included in the rent for July and August. The spa is heated on demand and may include a surcharge if heated for more than a few hours a day. There are heat surcharges for the pool and hot tub, if they are open, at other times of the year. Please inquire.

Driving directions to the house (from airport)
- Head out of the airport and turn left on Edgartown - West Tisbury Road
- Turn right at Morning Glory Farm / Meshacket Road (becomes Clevelandtown Road) - drive slowly - curvy road
- Turn right on Katama Road (heading toward South Beach)
- Pass Aero Avenue and Katama Farm on your right
- Follow Katama Road around the bend to the left
- First right after the farm is Katama Farm South (across from the Winnetu Activity Center)
