Main House on Martha’s Vineyard
Completed in 2022, this luxurious property includes 4 bathrooms and 4 baths and sleeps nine guests. Located within walking distance to South Beach and overlooking the Farm Institute’s fields and magnificent sunrise and sunset views, this impeccable property has been designed with every comfort in mind, including a pool and pool house, outdoor showers, screened porch, gym, and indoor/outdoor surround sound.
The deluxe outdoor spaces include the screened porch with a wood-burning stone fireplace, sofa, and table seating that opens from the great room. Around the corner is the outdoor dining area and a covered outdoor kitchen with a grill and refrigerator. The same deck wraps around to the pool area and a heated 17 by 40-foot gunite pool as well as a spillover 7 by 7-foot hot tub spa. The pool is 9-feet at the deep end. There are sun lounging and seating areas around the pool deck, umbrellas, and heat lamps for cool evenings.
Each of the 4 bedrooms of the main home has a private bath and balcony/patio. In addition, there are several outdoor showers, a chef’s kitchen, a bar, and a screened porch with huge sliding screens that open to the pool deck and outdoor kitchen. The main open living space with a chef’s kitchen has views over the Farm Institute fields, and there is indoor dining for ten.
The first floor of the barn-inspired house features a dramatic, light-filled great room with two-story vaulted ceilings, floor-to-ceiling windows, a large stone fireplace, and open living, dining, and kitchen areas. The living room has a vaulted fifty-foot ceiling featuring a stone fireplace and a huge vertical window. Centered around the fireplace with a sofa and chair seating there are two sets of bi-fold doors flanking the fireplace opening to a screened porch with a lounging and eating area. The screened porch takes you out to the expansive pool deck.
The fully-equipped Chef’s Kitchen anchors another side of the Great Room, with a wall of windows looking over the meadows. With a large center prep island/breakfast bar, commercial stainless and cabinet-fronted appliances, a pass-through service window opens out to the outdoor kitchen and dining area. There is also a separate bar area with a sink and beverage refrigerator and a walk-in pantry with a coffee bar and additional storage.
A first-floor family room, includes a large screen tv and sofa seating, plus a deluxe king bedroom suite, with an en suite bath with a view, separate shower and a private outdoor deck. With a primary king bedroom occupying the majority of the second floor, a large sunset balcony overlooks the almost 170-acres fields of the Farm Institute. Off the main bedroom there is a sliding glass door opening to a large private wraparound sunrise deck to the east. The deluxe bath is a unique feature of the home with a glass walk-in shower, and a door that opens to a double, private outdoor shower, connecting on one side to the deck.
There is also a tv / game room with sofa seating and a ping pong table on the lower level. The other two bedrooms are on this lower, walk-out level - both of which have sliding glass doors opening to a lower-level patio, with an outdoor seating area, and stairs with direct access to the pool, patio, and another outdoor shower for rinsing off after pool and beach time.
A new pool house with a lounge area, kitchenette, half bath, and outdoor shower has been added at the hot tub end of the pool. There is a fire pit area with Adirondack chairs, as well a new fitness room in the garage building has a Pilates Convertible Cadillac-Reformer, Wunda Chair, Peloton, kettlebells, bands, balls, rollers and more.

POOL NOTE:
Pool is heated to 81 degrees and included in the rent for July and August. The spa is heated on demand and may include a surcharge if heated for more than a few hours a day. There are heat surcharges for the pool and hot tub, if they are open, at other times of the year. Please inquire.

You know a place is special when you can honestly say that despite the rain, you truly enjoyed your stay. The architecture and decor is so spot on, and there are all of these great nooks to settle in and read a book. The kids played ping pong, hide and seek and watched movies while I worked out in the gym and took a bath in that beautiful tub. With a view!

We often heard that the best-kept secret is to come during the off-season, especially early October. For us, that certainly was the case. We loved it and are already planning our next visit.
Driving directions to the house (from airport)
- Head out of the airport and turn left on Edgartown - West Tisbury Road
- Turn right at Morning Glory Farm / Meshacket Road (becomes Clevelandtown Road) - drive slowly - curvy road
- Turn right on Katama Road (heading toward South Beach)
- Pass Aero Avenue and Katama Farm on your right
- Follow Katama Road around the bend to the left
- First right after the farm is Katama Farm South (across from the Winnetu Activity Center)
